This and that....

Berna came up with some interesting stats the other day. I've been harping (for years!) about the advantages of listing your home with a Tooele Realtor over someone from out of area.

 Not that they are bad Realtors, it's just that we live here, we work here, we know the market better. Yes, this market is still different than the Salt Lake Valley! 

 I find it interesting that of the 425 sales in Tooele County so far this year, 375 of them, or 88%  had a Tooele County Realtor involved in the transaction! It's obvious who's selling the homes in Tooele County. Yet, of homes currently listed in the County, only 56% of them are listed with local Realtors.

 I know that if I was an out of area agent, I wouldn't want to drive 80 miles round trip to service my listing, mow the lawn, make sure it's clean, fill the flyer box, etc. That's one of the benefits you get from going local when you choose a Realtor. We all put it across the same MLS, we all run ads in the same magazines and newspapers. So, what makes the difference? Simply put, the two things sellers care about most: knowledge and service.

Wonder if that is having an effect on the longer number of days on market this year....?

I bet if you look even closer, you will find that the average sales price as a percent of value is less.  Knowing the territory, is the key to pricing the home properly, Pricing properly is the key to a mutually beneficial sale.

Chris.. Thats why I ask to present my own offers.  I have had out of towners tell me to extend the response date because they werent going to see the owners and didn't want to drive all the way out to the listing with just my offer.  I wish some other people on your board would chip in with horror stories about working with out of town agents.
