Weekly Home Sales in Tooele, or is that Weakly!!
Our Salt Lake office had a helpful Idea yesterday and I think I'll steal some of it. Corie wont mind, and if you want to read where it came from, just click over to Cories Blog and see the whole thing. The concept is simple but it makes sense whether were Real Estate Agents, house sellers or home buyers.
Since this housing market is changing so rapidly, sales statistics more than a month old, don't tell us much and sold numbers from large areas can't reflect differences from one homes communities from another. So with a little help from the Wasatch Front Multiple Listing Service (MLS) and some work on our part we are going to start giving you weekly home sales activity reports by community.
Tooele:
There are currently, (as of 10/14/07) 247 active listings in Tooele. Eighteen were added last week. Over the last 7 days contracts were written on10 homes. At that rate Tooele has a little less than a 6 months supply of homes.
Stansbury Park:
With 5 houses being listed last week , the Inventory of listed property is 88. Three homes were put under contract during the last 7 days. That's about a 7 mo. supply.
Grantsville:
Grantsville currently has 106 homes listed for sale, 8 of which were listed last week. Only 2 contracts were written. At that rate, it would take about a year to sell out the remaining listings. In view of the fact that listings exceeded contracts at a rate of 4 to 1, over 400 new properties would be added to the listing pool during this time.
Erda/Lake Point:
Twenty three homes are listed in the Erda/Lakepoint areas, and last week there was no activity from either transactions.
Stockton/Rush Valley:
With only 13 properties on the MLS this is the smallest market in the Tooele Valley. Last week saw one contract for sale and one listing agreement.
So this is the way it was in your area last week. If your home didn't sell, you have something to compare it to. If your thinking of making an offer, your armed with information to support less than a full price offer. I hope this has been helpful information for you and your agent.
