Did Your Tooele Home Sell Last Week?

When I woke up this Monday morning, 10/29/07, there were 482 homes/condos for sale across the Tooele County Multiple Listing Service, (MLS).  During the previous 7 days while 33 houses were being listed for sale,  only 6 homes had been placed under contract in all of Tooele County.

This means that In a Real Estate community of around 170 agents, 476 home owners are very dissapointed with 164 Real Estate Agents. That doesn't make for very good relations.

That's why I do this weekly synopsis of important information.  Whether you are a buyer or seller you need to know on a weekly basis, whats selling, who's selling it, and know someone that can tell you why.

Since we have 3 or 4 distinctive areas in Tooele County, I've broken things down further, giving you an individual thumb nail sketch of Tooele, Stansbury Park, Grantsville, and a composite of Erda/Lakepoint, Stockton/Rush Valley.

Here are the weekly numbers and some of my thoughts.

City of Tooele:
Last week 4 listings were sold in the city.  Two were between $120 and$160,000, and two were 2 & $300,000. Only two of the new homes listed were outside of these parameters. Ten of the twenty one listings were over $200,000.

Stansbury Park:
Tough week in Stansbury last week as only one home went under contract, and six new homes were put on the market.  Existing homes will have a tough go off it for awhile as Ivory Homes, Richmond American Homes, and Fieldstone Homes battle it out for market share.  These big builders, with all the incentives, promotion, and features will slow down if not reverse the upward price trend for existing homes in Stansbury Park.

Grantsville:
Grantsville had 1 home of less than $140,000 go under contract, while a total of 5 listings show up. four of the five listings were over $250 thousand. New construction is cutting into sales and appreciation rates in Grantsville, as it is in Stansbury.

Stockton/Rush Valley, Erda/LakePoint:
There was no significant activity in these areas last week.
