Tooele Home Sales
Another month in the books and another chance to look at Tooele Home Sales, Listings and try to make sense out of whats happening in Stansbury Park, Grantsville, and Tooele. We look at other areas in Tooele County, like Erda and Lake Point, but by far the biggest home/condo activity is in Tooele and Stansbury Park.
The Stats are provided by the Wasatch Front Regional multiple Listing Service (MLS); any comment, or interpretation is mine or Bernas.
Of the 460 homes or Condos currently for sale in Tooele County, 174 were added this October. Since 80 Homes were sold last month, it would take five and three quarter months to sell out existing inventory if no further houses were added. Houses are being added though, at twice what are being sold. You know what that means. The following chart shows the number of sales w/in a price range as well as the number of sales w/in that same range. If you are a home buyer, this will show you where you are liable to find a house that has a home owner under pressure. If you are selling, you can better tell whats happening among comparable properties, and not the entire housing market.

Another area of information our clients like, is to compare last months sales activity with the same time a year ago. In a normal market this would allow for seasonal fluctuations in activity. In to days market I dont see it as quite so relevant but in any event, here is that info.
Home/Condo sales 07 vs 06: In October 2007, there were 80 sales. This compares to the 103 sales logged last October, a 21% decline. New listings were up about 35% from 129 to 124. The average days a house was on the market before it sold was up almost 63%.
In spite of the tremendous decline in sales, average prices continued to rise, although not as rapidly as in previous months. Average Sale 06, $191,000.00, Average Sale 07 $195,000.00 (2 %)
