Stansbury Park Homes/Condominiums; November Sales

Homes, and Condominium sales in Stansbury Park this November were about what was expected.  Not hoped for, but expected. If your a seller with a home to sell in Stansbury, the report furnished by the Wasatch Front Multiple Listing Service of home sales and new houses listed, will not be your favorite reading material.

On the other hand, if you are a home buyer looking to take advantage of the current Real Estate market, and upgrade the family home, this report may help you plan your house getting strategy.

The following MLS November home sales Statistics for Stansbury Park, Utah look like this. Remember, the numbers are someone else's, the comments are my own.

     Homes Sold:                   7
    
These houses were placed "under contract" prior to this, but actually closed in November. These houses do not reflect FSBOs or most of the New Construction (New Homes) by any of the builders in the Stansbury area.
    
Average Price:               $230,571.00
    
The only Condo reflected in these numbers, was the oldest (34 yrs) and @  $119,900 the least expensive. 
     At $399,900 a 2 story 5,175 sq.ft. house was the the most expensive, and was less than a year old.
    
Homes under Contract:   7
    
These homes represent  signed contracts between buyers and sellers that were negotiated during the month, but not yet "closed".  Once again it is unlikely that new homes will appear on this list. Lowest priced house under contract, was $199,451.  Most expensive was $384,900 for a 4100sq.ft. Rambler, w/ an unfinished basement.
    
HUC. Ave Price:              $264,579.00
    
One under contract home is 14 yrs. old, one is 10 yrs. old, the other 5 houses are  all less than 6 years old.
    
New Listings:                   24
    
Twenty four new listings were taken during the month, worth over $6 million dollars. Average home price was $256,208.00, a reduction from contracts written last month of better than 3%. At current  levels this would be about  three and a half months worth of inventory. Not a bad number in this market.
