Tooele Home Sales Dip in November
Tooele home sales dipped in November, and it was no surprise. By Tooele, we mean those areas that account for 98% of houses sold in the County; Tooele, Stansbury Park and Grantsville and Erda.
Historically November is a slow month anyway, but this years figures point to a real "buyers market", and we present this information to let you know that opportunities exist for many families, not just investors, to benefit from what has been characterized as a "dismal market".
If your a home seller, that needs to sell, then the market isn't very good, and you need to be patient, price your home properly and get a good agent.
If your a buyer, now is the time to search out some great Real Estate deals, and make money the "old Fashioned way" when you buy, not when you sell.
If your both, (selling your old house to buy a new home) things aren't so bad. Take a look at Cories Blog in our Salt Lake office. Basically Corie suggests that it makes sense to discount a $200 thousand dollar house by 20% if you can upgrade to a $400,000 home reduced by that same 20%. (actually it makes sense to the tune of a net to you of + $20,000 ).

Now, as promised, Novembers numbers. These figures were taken from the Wasatch Front Regional Listing Service, (MLS). All comments are mine.
Number of Sales: Tooele County logged thirty nine sales last month, Thirty six homes and three Condominiums. That was 54 fewer sales than the same time last year.
Average Price: Contrary to all known Real Estate wisdom, prices increased a hefty 21%. (Thats over $37,000 per home). Some of that unit increase can be attributed to a larger sq. ftg, but price per sq. ft. increased by 10% ($81 to $89).
New Listings: This is where the opportunities are to be found. One hundred thirty five homes and condominiums were put on the market in November with an average asking price of about $231 thousand dollars, an increase over last month of over 7%. This market wont take this.
