Tooele County Home Sales... DOWN!!!
Home sales in Tooele County for December were down again, and I could hear a collective sigh of relief as 2007 came to an end.
Everybody connected with any facet of Real Estate is glad to see the year end. Real Estate Agents, Home buyers, Home sellers, title folks, appraisers, and lenders look forward to a turn around in 08.
Since these housing numbers are behind us, and our new years resolution was something about being forward looking I'm not going to spend a lot of time and ink on this report. Some of you like to trend these numbers though, so here goes.
HOUSES SOLD: 50
This is the same number of homes sold last month and is down 44% from last year.
AVERAGE SQ. FT. 2466
In spite of some recently reported trends toward smaller houses, Tooele County homes increased almost 5% in the last year. If in fact the trend in New Homes is towards smaller houses, when the dust clears, pre-owned homes will have a distinct advantage. Fifty four % of the houses sold were 4 bedrooms or more.
PRICE PER SQ. FT. $85.00
The five % reduction in December moves the square foot price back almost 12 months. Two years ago, the price was $67.00 sq. Ft.
CONDO SALES: O
I think this number is indicative of a shortage of inventory more than a market driven statistic. The Tooele market needs well priced Condominiums and Town-homes. Ask Ivory Homes how the Town-Homes in Stansbury Park project are selling.
NEW LISTINGS: 91
Almost twice as many houses entered the Tooele market as were sold last month. Seventeen per-cent of the new,home listings were Houses, Condos, or Town-Homes, valued at over $350,000. Only 4 houses in that price range were sold in December.
DAYS ON MKT: 59
I don't give much credence to "days on market" numbers as you know. But in the interest of completeness and to provide something you can use to pencil whip your Realtor I will report that this number is only 25% more than was reported last year.
