Stansbury Park... Home Sales Activity
Home sales activity in Stansbury Park ended the year with a whimper. If you're a seller, I don't see much help in the next few months.
New Home Construction projects by some of Utah's (and the nations) premier builders will suck most of the life from the re-sale housing market in Stansbury Park area.
For buyers, that's good news, If you're a seller that needs to sell, now more than ever you need the help of an experienced local Realtor with a plan based on the truth of the marketplace and an understanding of the local market. I'll write more about that next week.
Since the Wasatch Front Multiple Listing Service(MLS) will be publishing an in depth home sales reports about the 20th, I'll be brief here and just include those stats that were of most interest to me.(and hopefully you)
Thats the future.... Heres the past. The past 30 days anyway... In Stansbury Park.
SALES CLOSED IN DECEMBER: 12
These are Houses, Town Homes, or Condominiums that have been placed under contract at least 30 days ago, some as long ago as 150 days. The average price of the 12 homes closed was almost $263 thousand dollars. The price range was between $ 190 at the low end and $ 385 thousand dollars at the upper end.
HOMES UNDER CONTRACT, DEC: 5
These 5 properties were contracted w/in the last 30 days, but will close at a later date. They do however reflect the most recent snapshot of the Real Estate market in the Stansbury area. Prices ranged between $ 200 and $ 315, thousand dollars. The average sales price for these houses is about $ 253 thousand dollars.
NEW LISTINGS: 12
Twelve homes were listed @ an average price of about $281,000. The average price reflects a value that is about 12% greater than the price of the homes, town-homes or condos sold in December.
The only other stats worth mentioning are the number of Homes or Condos pulled from the market for various reasons; either the listing expired, sellers became discouraged or it became obvious that now was the time to just hunker down and wait it out. It will get better, it always does. Seventeen homes are not a lot, but it certainly demonstrates that at least seventeen home sellers need to adjust.
