NEW HOMES...vs...RE-SALES in Stansbury Park

Yesterdays blog drew a lot of unfavorable attention from those of you in Stansbury Park that are trying to sell your houses.  My comment"new home construction projects by some of Utah's, (nations) premier builders has sucked all the oxygen from the Stansbury Park re-sale home market" was perceived by many as being negative and counter productive to what you want to happen IE: sell your homes.

I'm sorry about that, but have always believed that knowing the truth is a good first step in solving a problem. Sticking our head in the sand only works for Ostriches. (and I'm not real sure about them).

The truth is, large builders like Richmond America Homes, Ivory Homes,Fieldstone Homes invest a lot more money to promote their  New Homes than you can afford to spend to market your re-sale. They can afford large newspaper ads, T.V.,radio, and spots in all the magazines you see in super markets. Plus, they have tons of directional signs that lead prospects right to the front door of the model homes.  Big builders drive traffic to an area. Buyer traffic. .... NEGATIVE ?... NO!!!... Thats the truth you and your agent need to work with.

Why not have your agent try this?  Buy a dozen inexpensive "HOME FOR SALE" directional signs and start placing them at either the location of the builders first directionals, or locate the first one so that  as excited prospects are leaving the model home area, you can pull an already interested family into a more mature area. ....YOURS !!! 

Don't just place your signs at the end of your block and hope that someone driving by will see them and stop by. Go where the traffic is, where it's been paid for... by your competition. Remember...Big home builders need many buyers, you just need one.

I hope that this little tip will convince you that I'm not all about "doom & gloom", but more about "If you find a lemon, make lemonade".
