Tooele, Stansbury Park, & Grantsville Ut, Homes For Sale Report !
As of the last day of February, 2008, there were in Tooele, Erda, Stansbury Park, & Grantsville Ut, 443 homes for sale. That includes all single family residents, whether houses, condominiums or town homes.
This report is part of our ongoing commitment to provide our Real Estate clients the most current Real Estate information in Tooele County. We hope it helps, and that you will visit often.
All of the home sales statistics are provided us by the Wasatch Front Regional Multiple Listing Service (MLS). Any commentary or opinion expressed belongs to the Group1 staff, or Real Estate Agents.
Please keep in mind that this report will not include many FSBO homes (for sale by owner) or New Construction Homes offered by builders or new home builders agents as these homes are rarely listed.
Total Homes For Sale: 443
Basically this represents the total number of homes for sale in all of Tooele County, as Tooele, Stansbury Park, Erda, and Grantsville account for 98% of the homes sold in the County. If you anticipate that 80% of the February contracts will close and allow for seasonal activity, this looks to be an 8 to 9 month supply of houses. Not bad if you consider the bad press the Real Estate Industry has been getting.
Homes Sold in February: 49
Only three of these units were Condominiums, and the average sales price was $139,600. The forty six homes sold at an average of $184,500. Less than 20% of the homes sold for more than $220,000. Forty eight percent of the homes sold were 4 Bdrms or more. Average sq. footage has increased slightly from a year ago, but price per sq. ft. has gone down by about 11%, to $88.00. ( eat your heart out Salt Lake)
Homes Under Contract: 60
In markets like we have experienced lately it is not uncommon to expect a fallout of as much as 20%. It is our opinion that we won't see that here.
Bank Owned/Short Sales: 18
This includes all homes that are facing the possibility of foreclosure or have been foreclosed by a bank or lending institution. You would see these properties advertised as Bank Owned, REOs, Foreclosures, Short Sales, or Hud Homes. In view of current perception of the Real Estate market, and the undeserved reputation of the area, Tooele County can be very proud that only 4% of the homes for sale are classified as distressed properties. Good job homeowners & local Real Estate professionals.
New Listings February: 141
Last month 141 Tooele County homes were listed on the MLS. The bad news is that the average listing price ($233,000) was considerably more than what has been selling. The good news is that 45% of the homes or condos are listed for less than February's average and should sell quickly. Now more than ever it's important to price your home properly.
