Homes For Sale In Tooele, April Report
As of April 1st, there were 490 homes for sale in Tooele County. Four hundred eighty four of these are located in Tooele City, Stansbury Park, Erda, or Grantsville Ut. There are 17 condominiums for sale and 473 single family homes listed.
While these stats are given to us by the Wasatch Front MLS, and are the same ones used by your local Realtor, They are not complete. The listings don't include homes for sale by owners, FSBOs, or New homes offered by new construction agents employed by new home builders to represent them.
Recently however, we have seen more new homes show up on the MLS as foreclosures, short sales and bank owned homes. This has prompted the financing institutions to require these houses be listed for sale for the Real Estate community.
Tooele County Homes For Sale: 490
One hundred sixty seven of these homes have been on the market for less than 30 days. Less than 60 days...273. Less than 90 days....359. Almost 25% of the houses listed for sale in Tooele County have been on the market for more than 90 days.
Tooele County Homes Under Contract: 122
Sixty five of those contracts were written in the last 30 days (March). Thats an increase almost double of the first two months of the year.
Sold Homes In Tooele County: 138
March Home/Condo sales were up considerably from January & February.( 50 houses or condominiums).
Bank Owned Homes For Sale In Tooele: 18
Of the 18 Bank Owned, Foreclosed, REOs, Short Sales, or other houses that need a third party approval before they can be sold, 10 are in Tooele City, and 8 in Grantsville Utah.
Conclusions:
Real Estate, in Tooele County, specifically the Tooele City, Stansbury Park, Grantsville,& Erda areas look healthy. Compared to the national Real Estate market, as well as various Utah homes sales reports it is VERY healthy. Although more than 8 months of inventory is a problem for home sellers, the lack of short sales keeps prices more stable than other areas.
