Tooele County Short Sales: Real Low
I don't mean low in price, I mean we just don't have many "short sales" in Tooele County. I wouldn't even mention it, but sometimes we need to pat ourselves on the back, compare ourselves to the rest of the world and when warranted give out with a great big ATTABOY !!!
What brought this up was an article on MSNBC by Jane Hodges, that quoted a recent Real Estate Industry survey by Campbell Communication that indicated 20% off all U.S. home sales in March were "short sales".The term "short sale" is used to define any home that is sold under other than normal circumstances, IE: Bank Owned, Foreclosures, REOs, and "homes for sale that require third party approval".
There was no clue in the article if that was a real number, that is inclusive of New Homes (new construction), homes for sale by owner (FSBOs), as well as previously owned homes.
It doesn't matter... In Tooele County... Look at these numbers, as they relate to the 3 major areas out here; Tooele City, Stansbury Park, And Grantsville Ut.
Tooele County:
Number of sales this year. 158
Number of homes that were short sales. 9
Percentage of homes that were short sales. 5.6%
Tooele City:
Number of sales this year. 113
Number of homes that were short sales 8
Percentage of homes that were short sales. 7.0%
Stansbury Park:
Number of sales this year 19
Number of homes that were short sales 0
Grantsville, Utah
Number of sales this year. 20
Number of homes that were short sales. 1
Percentage of homes that were short sales. 5.2%
Other areas of Tooele County, like Erda, Lake Point, Stockton, and Rush Valley have had no short sale activity.
Compared to national averages, and compared to other Utah counties, Tooele County is looking REAL GOOD. How about the future?.... No one can predict what will happen in Real Estate tomorrow much less next month, but check out these numbers.
Of the 396 houses listed on the MLS in Tooele County, only 14 of those are listed as homes that are bank owned, REOs, foreclosures, short, or require a third party approval before a home sale can be closed. Thats only 3.5%. Lets give ourselves a great big........ ATTABOY.
