Tooele Short Sales Still Down! and Thats Good !
It's time for my monthly brag about Tooele County. Tooele Short Sales are still down, and thats a real good thing.
Out of all the homes for sale in Tooele County, and as of the last day of May, there were 609 homes on the market, less than 5% (30) were considered to be a home for sale "under duress". IE: Bank Owned, Foreclosure, REO, Short Sale, or a home that would require the approval of more than just the home owner to be sold.
Those are great numbers. They are great numbers nationally and real good numbers for the State of Utah.
Number of Tooele of homes for sale : 609
Number of Short Sale homes for sale: 30
Short Sales Last 30 Days : 6
It's interesting how the numbers break out. Tooele City accounts for almost 52% of the homes for sale in Tooele County. They also account for about half of the short sales. Grantsville has only 21% of the homes listed on the MLS, but almost 36% of the troubled houses. Stansbury Park has only 2 homes for sale that are distressed.
More interesting is that in Grantsville, 7 of the 11 homes for sale as shorts or Bank Owned, are new or nearly new construction. Yet in Stansbury Park where you have tons of New Homes and new construction projects by Ivory Homes and Richmond America Homes we see very few foreclosures.
Could it be they know the local market? HMMMMMMM.
Which brings up my final point (this time) . Almost 40% of the homes for sale listed as short have been on the market over 90 days. Could there be a relation to that and the fact that over 80% of those homes are listed with Real Estate Brokerages from at least 40 miles away.? HMMMMMMM.
