This July 01/08,  report about Tooele County Real Estate and Homes For Sale is information about the homes for sale in the most populated areas of Tooele Valley. It includes information interesting to home buyers, home sellers, Real Estate Investors and families considering re-locating to a more rural area.

The areas covered in this report are Tooele City, Stansbury Park, Erda, and Grantsville Utah. These four communities make up about 98% of the homes for sale in Tooele County.

For home buyers, the report deals with the previous 30 day sales activity reported by Realtors that list homes/condos across the Wasatch Front Multiple Listing Service (MLS) . It includes current homes/condos  available for sale in Tooele, and an overview of how many properties were listed in the last month.

 Of interest to home sellers, is how many single family residents were sold and closed, and how many new contracts for homes were written.

For investors and families looking to purchase "up", we will look at distressed properties as we analyze HUD Homes, Bank Owned Homes, Foreclosures, and Short Sales occurring in June.

Finally we discuss homes that have been removed from the market for various reasons over the last 30 days.

Homes For Sale In Tooele County:

There are over 600 homes and condominiums listed for sale as of 7/01/08.
Of those properties, 52 are condominiums.
Five hundred sixty one are single family homes.
So far this year, 771 listings of homes/condos have been sold
in Tooele County.
Distressed properties, IE: HUD HOMES, Bank Owned, Foreclosures, Short Sales, and homes that require a third party approval of any Real Estate contract, number 35.

Real Estate Listing Activity- Last 30 Days:

Over the last 30 days Realtors have new listings of 124 homes and condominiums in the County.
Fifty Eight single family homes were put under contract by during June.
In June of 08, 53 homes were sold in the the area.
For a variety of reasons,83 houses were pulled from the market last month. While it is difficult to know the real reason a home owner would pull a listing, possibilities include foreclosure, no activity, change of circumstance, refinance.

HUD Homes, Bank Owned Homes, And Short Sales- Last 30 Days

In June, 6 distressed homes and condos were put on the market. Based on market conditions around the State of Utah as well as the national climate, this is a very good number.
Two short sales or bank owned  houses were sold and closed over the last 30 days.
Three HUD Homes, REOs, Short Sales or foreclosures were placed under contract in June.
The 3 properties that were pulled from the market in June, can be partially explained by the fact that selling the property is only one of many remedies being attempted to eliminate the problem. The problems can include remedies other than sale. If that happens, the home would be pulled but not count . EXAMPLE:  If short sales are unsuccessful the house generally goes to foreclosure.
