Tooele Winning Foreclosure, Short Sale Battle !!
Tooele is still winning the foreclosure, short sale battle. And I'm still shouting WELL DONE TOOELE !!
Actually it was won before it started.
Look at it this way.
If the blame for the Real Estate mess were in is being parceled out to all of the players, IE: Irresponsible Government Policy, Careless Banks, Asleep at the switch Mortgage Lenders, Unscrupulous Mortgage Brokers, Greedy Realtors and Real Estate Brokers, Inept Appraisers, and even Duplicitous Title Companies, then when there is no mess these same folks deserve some attaboys. So to the professional Real Estate Community of Tooele County..... ATTABOY... and.... ATTAGIRL !!!
You did and continue to do a great job.
I've put together a chart to illustrate what I'm talking about using the three largest home selling areas in Tooele County. Tooele City, Stansbury Park, and Grantsville UT. It will list the the number of homes for sale, the number of those homes or condos that are pre-foreclosure, Bank Owned, HUD, or being listed as a possible Short Sale.
Weigh this against the information in Fridays Salt Lake Tribune Article entitled UTAH #10 IN NATION IN FORECLOSURES.... Or read Cories blog from our Salt Lake Office. You'll see why I'm so proud of the home team.
Tooele County:
There are 599 homes for sale in Tooele County.
Thirty three of those houses are either Bank Owned, Foreclosures, HUD, or listed as possible short sales.
So far this year 43 pre foreclosures have been sold in Tooele County. Thats about 7 per month.
Distressed inventory of houses for sale is 5.5%. Way less than the national average.
Stansbury Park:
Total number of homes listed for sale in Stansbury park is 114.
Houses that are Bank Owned, or Pre-foreclosure = 3.
One home has been sold in Stansbury this year that could be characterized as distressed.
Stansbury distressed homes on market is 2.6%. A great number.
Tooele City:
In the city of Tooele, there are 308 homes listed for sale.
Nineteen of those Tooele homes for sale are listed as distressed houses.
So far this year 36 homes have been sold in the city that are Bank Owned, HUD, or Short Sales.
Total distressed housing inventory is 6.1% in Tooele City.
Grantsville Utah:
There are 126 Grantsville homes for sale.
Eight are short sales.
This year four short sales have been sold in Grantsville UT.
Unsold distressed housing Inventory in Grantsville is about 6.3%.
Fifty per cent of the homes listed as distressed in some manner come from one Ill advised project and will distort the Grantsville numbers for some time.
So there you have it. A pretty picture in a pretty bleak market.
About now you might be asking , Why ? Why Tooele ? Can those Real Estate teams be that much better ?........ I have an answer.
The answer is no. Our Lenders, our Appraisers, our Title Companies nor our Realtors are that much better or that much different. (although I must admit I am partial to some)
It's the fact that families moving to Tooele move for the quality of life. Not just the cheapest house, the best "deal", the greatest investment, although there is a great possibility thats what they will get.
People and families move to Tooele for that small town rural atmosphere. They stay in Tooele for the same reason.
You might say people that buy a home in Tooele, buy what they can afford to pay for.
They are more interested in keeping up with the family than keeping up with the Joneses.!!!
