We just had a client close on a home a half hour ago. While this may be news in and of itself, here's the fun part.
How about a legit zero down program (USDA Rural Housing) and a buy-down for a rate of 3.5%!
As I've written before, this home buyers program isn't available everywhere, but it is in Tooele County. (Stansbury Park, Tooele City, Stockton, Grantsville, and Erda) It's a great program for medium income people out there that have decent credit, and have taken good care of their finances over the years (yes, there are a few out there).
This was a real sweet transaction from start to finish, as we just put the house under contract 7 days ago.
Susan, one of our favorite loan officers at Academy Mortgage really worked hard and got it done in a hurry. How about 7 days start to finish?
So, it seems to me that the "perfect storm" can happen. A beautiful home, a great price, a solid buyer, a terrific loan program, and a bulldog loan officer....... and........ IN BY THANKSGIVING.
Oh, and the Realtors weren't so bad either!
