August sales numbers for Tooele County!
The August sales numbers for Tooele County are almost in.............. And I have them !
One of the perks of being the Past-President of the Utah Association of Realtors, is that you get to see the numbers before the rest of the world. Sometimes that's good, sometimes, not so much!
The sales numbers for the month of August in Tooele County show a continuing trend of lower sales that has been going on for a couple of months now. Actual sales in Tooele County were down about 19% over '09 figures. This leaves us up for the year around 10.5%, or nearly double the increase statewide.
As I wrote last month, while sales are down, median sales price is up again, by nearly 10% over last August at $175,000, while being down for the year by 3.4%.
So, what does this all mean?............... Beats me, ...................but here's my take on it, for what it's worth.
The continued slow rise in prices would indicate that we've seen the cellar as far as values is concerned.
We are starting to see more competition with many more multiple offer situations than last year.
Regarding the sales numbers themselves, the phones were very quiet this August, which isn't that unusual, with school, vacations, etc. Last August we saw a bit of a spike because of the "Home Run" grants that the State of Utah was using to jump start the sale of new construction product, which we didn't have this year.
So far, September has been much more active with the phones ringing, always good news for us!
What I also see is that Tooele. Stansbury Park and Grantsville remain a better value than similar properties along the Wasatch Front. Our "decrease" in sales was much less dramatic than other Counties.
I feel like we're coming out of the tunnel, with good things coming. And for those folks out there that continue to feel like the world is coming to an end, I'd encourage you to keep at it. There's less competition out there, so take advantage with hard work, and don't listen to the naysayers!
