The Joy of working with a Tooele County Realtor
The joy of working with a Tooele County Realtor cannot be overstated. Let me tell you why, and what I mean.
Tooele County is one of those strange places where you have a rural setting only 30 minutes from a major metropolitan area. I like the rural part!
This post has two purposes.
First to compliment an individual agent here in Tooele County. Also, to vent a bit about agents from other areas working out of their area of expertise.
In Utah, we are licensed to practice our trade anywhere in the State. Sometimes I'm not sure that's wise.
We just closed on a Tooele County listing last week. Great property that we had priced right in line with market. It had been listed before, but had been priced too high.
Right in mid-stream we got news from the seller that their financial situation had changed, and we went from "like to sell" to "have to sell" mode. It didn't require much of a change in our marketing plan, but did require a price reduction to meet their time crunch.
We got an offer on the home fairly quickly from a great local Tooele County agent.
It was one of those things where you breathe a sigh of relief when you see the agent on the other side. It means that our work load decreases. It means we know that when the agent tells us something, it's probably true. It means there shouldn't be any last minute issues with the buyers loan, because she's thorough, she makes sure her clients are prepared before they write an offer. It means she keeps us updated on progress as things move along. It was quick. It was pleasant. It was the way a transaction should be.
We also are working the buyers side of a "bank owned" transaction with an REO agent from Salt Lake City, some 40 miles away. I'm certain she's never set foot in the property. This home in Tooele was missing a gas meter when we wrote the offer. We had scheduled an inspection well in advance, keeping her aware of what was going on (Berna's like that first agent I spoke of). As the day of inspection approached, still no meter.
Furnaces and water heaters are usually gas powered here in Tooele. This was a big part of the inspection. Not surprisingly, we had to postpone. Ironically, this client had already canceled one purchase we had under contract with the same agent because of inspection issues that the seller wouldn't deal with (radon), so she should have been aware of this clients interest in inspections.
Imagine my joy when the inspector shows up only to find that they've installed a meter, but no actual gas service to the property! We're still working through issues that we shouldn't have to deal with. The reason? A listing agent with a ton of listings from banks that obviously don't care about the service THEY receive from their agent. By the way, the first property that they wouldn't fix for about $1200, has now been fixed, and the price lowered well beyond what we had originally offered. Yep, still on the market because they likely aren't getting good advice from their agent in an area she doesn't usually work.
