Grantsville Ut, Homes Sales up Last Week...

Home sales were good last week in Grantsville Ut. Short Sale and Bank Owned inventory was under 2%, and Real Estate looks better than it has for along time.

There were 111 homes listed on the Wasatch Front Regional Multiple Listing Service (MLS) today, 2/15/08. During the last 7 days, 6 single family homes were put under contract. If we project that number for the month, we diminish the inventory by about 25 units per month. Further, if we factor the season into the equation, we can boast of having only a 4 month supply of houses. That makes Grantsville as close to being a sellers market as they have been for some time.

Keep in mind that the MLS very rarely lists new construction (new homes) and even less frequently includes FSBOs (for sale by owners). Even so, It's great news.!!!!!

I thought it would be helpful to analyze those contracts. It might help you understand whats selling in your area.

Grantsville homes under contract:

The 6 homes under contract were priced from $145 thousand to a high of $327 thousand.

Average price was almost $248 thousand dollars.

Four of the home prices exceeded $260 thousand dollars.

None of the homes were built on more than three quarters of an acre.

Average sq ftg was 2786.

One home was built in 1910. The balance of the homes were less than 4 years old.

Four of the homes were rambler style.
