Get an Agent To Buy a New Tooele home

Why you should get an agent to buy a new Tooele home.

When you decide to buy a home, there are a lot of decisions that need to be made. In a very short period.

These decisions can be confusing.  Many people have told me they "ended up getting frustrated" and wished they had someone that understood the entire process.

So..... when looking for new homes to buy in Tooele, UT, I think some of the best advice I can give is to hire a local real estate agent. An agent that knows the area & knows the local builders.

The Builder has Representation

When looking at homes under construction, understand that the builders have their own agents. Those nice folks that are happy to show you thru the model home, are NOT there to look out for your interest. They are "on site" to present the product in the best possible light. FOR THE BUILDER!

These agents only carry a responsibility to the builder. This means that all actions they take on behalf & for the benefit of the builder. Such as:

  • Selecting a style
  • Recommending a lot
  • Negotiating Price (including upgrades)
  • Establishing Terms
  • Agreeing on construction time
  • Recommending a lender
  • Insisting on particular title company

Plus many other day to day decisions that are a part of buying a new construction home in Tooele UT.

It does not matter how positive the advice they give is,builders agents are builders representatives, & are paid to look out for the builder.

Once this is understood, the decision to hire your own agent to help buy your new Tooele home is a no brainer.

There are a number of spec homes & numerous houses under construction in the Tooele County UT area. To see recent listings of new homes check out these.

A good new construction inventory is a positive sign of growth that should be attractive to most home buyers.

The number of home builders in this area has also increased significantly, making the process of selecting a builder for your new home more difficult. However, with an agent, experienced with the market it is possible to narrow down the search to the most qualified and affordable builder.

An Agent Gives You Piece of Mind

Having your own agent will give you peace of mind, knowing that there is someone looking out for your interests. As we have determined, the process of buying a new home is difficult, and having someone who can take care of details simplifies it significantly. More importantly, a house is a huge investment and there are many chances for mistakes. Having your own agent will eliminate the chances of overpaying and other common mistakes made by home buyers.

Many people are afraid of hiring their own agents when looking to buy new houses. They fear increased costs. Not so! In most scenarios, the seller will pay for the buyer's agent. It is built in to the agreement the sellers broker has with the home builder. However, if this does not happen, there are ways that the costs can be reduced. Agents have experience in buying new homes, and can help in understanding the legal requirements associated with this process.

Your Agent and Due Diligence

When buying new construction homes in Tooele UT, there are certain regulations that must be adhered to. One might not have a good grasp of all these requirements, leading to complications in the buying process. Examining these regulations and making sure that all the tees are crossed is part of the buyers due diligence. A good buyers agent takes care of the details and informs the buyer of old and searches for new regulations in the area.

So, now you know why I think It's advisable that every new home buyer get an agent. Their own agent.

If you are ready to take that step, I would like to apply to be yours! Over the last 22 years I have helped a ton of buyers negotiate the unfamiliar waters of new home buying. Between my partner Chris and I, we have bought and sold hundreds of spec homes, new construction build jobs and semi custom houses.

We would love to help you!
